Columbus saw some sharp month-over-month shifts in March 2026, with typical home values jumping 36.65 percent to about $1,817,500 even as the median list price slipped 7.55 percent to roughly $1,474,500. Homes also slowed down, with median days on market climbing 37.14 percent to 48 days, hinting that buyers may be taking more time to make decisions.

Compared with last year, that extra time on market is even more noticeable, up 50 percent. Inventory tells a mixed story, more than doubling month over month by 113.33 percent to 32 active listings, yet still sitting 23.81 percent below a year ago. New listings and pending sales are both down over the year, by 30.16 percent and 30.3 percent, showing fewer fresh options and completed deals than last March.

Despite some softening signals, Columbus is still measured as a Seller's Market with a market gauge of 14 and about 21 percent of recent sales closing above the asking price. The average sale-to-list ratio is just under full price at 0.99, and values here remain far higher than in Boston overall, where the typical home value is about $867,500. Looking ahead to April 2026, typical home values in Columbus are projected around $2,061,250 with inventory edging up to about 40 listings while the projected median list price eases to $1,414,250.
