Compared with last year, that extra time on market is even more noticeable, up 50 percent. Inventory tells a mixed story, more than doubling month over month by 113.33 percent to 32 active listings, yet still sitting 23.81 percent below a year ago. New listings and pending sales are both down over the year, by 30.16 percent and 30.3 percent, showing fewer fresh options and completed deals than last March.
Despite some softening signals, Columbus is still measured as a Seller's Market with a market gauge of 14 and about 21 percent of recent sales closing above the asking price. The average sale-to-list ratio is just under full price at 0.99, and values here remain far higher than in Boston overall, where the typical home value is about $867,500.
