Suffolk County is currently tilted toward buyers, with the market gauge reading a 71 and conditions softer than much of Massachusetts. Months of supply has climbed to 5.8, roughly double the state’s 2.8 months, signaling more options and slightly less urgency for many purchasers.
Prices have eased from recent peaks, even though they are still edging slightly higher than a year ago. The typical home value is about $788,000, down more than 8 percent month over month, while the median list price has dipped a bit year over year as sellers adjust to shifting demand.
Inventory and pace tell a story of cooling but still active conditions, as active listings are up nearly 20 percent from last month and about 18 percent from a year ago.
