Chippewa County home values have climbed over the past year, with the typical home value up more than 11 percent. Median list prices are also higher year over year, rising about 19 percent. At the same time, the number of homes sold has fallen roughly 24 percent compared with last April.

Looking at April, sellers listed homes at a median price of about $232,000, while the typical home value was closer to $170,000, highlighting a gap between asking and underlying values. Inventory is building, with active listings up about 15 percent from last month and months of supply increasing to 4.5, well above Michigan’s 2.9 months, which points to more options for buyers and a more balanced environment than the state overall. Homes are taking longer to sell, with the median days on market reaching 76 days and rising compared with both last month and last year.

Conditions show mixed signals for negotiating power. Only about 14 percent of homes sold above list price in April, and the average sale-to-list ratio of roughly 96 percent suggests buyers often secure modest discounts. Yet new listings jumped nearly 74 percent month over month, and the share of homes going off the market within two weeks is still over 41 percent, indicating well-priced homes can move quickly.
