Dearborn’s rolling three-month housing snapshot through April 2026 shows prices holding close to last year while conditions have shifted. The typical home value is essentially flat year over year, but inventory has risen, with months of supply up more than a third. Homes are staying on the market much longer than a year ago, reflecting a slower pace even as values hold.

In the latest period, buyers are seeing more options, with active listings slightly higher than a year earlier and months of supply at 2.2. Still, conditions lean toward sellers, supported by a market gauge that classifies Dearborn as a seller’s market and by an average sale-to-list ratio just under 99 percent.

Demand has cooled compared with a year ago, as pending sales are down sharply year over year and the share of homes selling above list price has fallen to about 30 percent from closer to half in 2024. At the same time, roughly 56 percent of homes still go off the market within two weeks, showing that well-priced properties can move quickly.
