Grand Haven’s rolling three-month data through May 2026 points to moderating prices and shifting dynamics. Typical home values are down slightly year over year, and median list prices have dipped compared with a year ago as well. At the same time, inventory has expanded, with active listings up more than 13 percent from last year, giving shoppers more options than they had before.

Looking at the most recent rolling period, 110 homes were actively listed and 43 sold, with 57 going under contract. Even with more inventory and higher months of supply than a year ago, homes are still moving quickly, with a median of just 13 days on the market and nearly 69 percent going off the market in two weeks.

Pricing power appears to be balancing out as 33 percent of recent sales closed above asking price and the average sale-to-list ratio hovered just under 100 percent. Months of supply has climbed to 3.9 compared with much tighter conditions a year ago, signaling a move away from the intense seller advantage of recent seasons while still registering as a seller’s market on Agent Pronto’s gauge. With new listings slightly below last year but pending sales up year over year, local conditions can feel different block by block.
