Market gauge is calculated using active listings and pending sales from the most recently available reporting period (May 2026).

Iosco County currently reflects a neutral housing market, with conditions balanced between buyers and sellers. Months of supply sits at 4.4, higher than the Michigan statewide level of 2.9, signaling more breathing room than in many parts of the state. Homes are taking a median of 32 days to go under contract, showing that properties are moving at a measured but steady pace.

Recent shifts in supply and demand help explain this balance. Active listings are up nearly 11 percent compared with last year, and they also rose sharply from April to May, giving buyers more options. At the same time, homes sold in May increased about 24 percent year over year, so demand is still strong enough to keep inventory from piling up. Prices show mixed movement, with the typical home value down slightly from a year ago while the median list price is up more than 12 percent, suggesting sellers are testing higher price points even as closed values edge down.

Signals around competitiveness are also mixed. Only about 11 percent of homes sold above list price in May and the average sale-to-list ratio is just under 97 percent, indicating limited bidding wars and some room for negotiation. However, months of supply has fallen roughly 35 percent from last year, pointing to a tighter environment than buyers saw previously. Whether you are trying to price a home correctly or decide how aggressive to be with an offer, Agent Pronto can connect both buyers and sellers with a local agent who understands these trends.

Learn more about what Iosco County has to offer.

Iosco County offers residents a welcoming, family-friendly lifestyle with abundant outdoor recreation, strong community ties, and growing local opportunities.

Iosco County stands apart from other Lake Huron shoreline communities with its easy balance of year round living, vacation appeal, and true small town relationships. From the waterfront activity in Tawas City and East Tawas to quieter inland areas, residents share a strong sense of local identity that feels different from larger neighbors like Bay County or Alpena County.

Outdoor life shapes everyday routines. Locals head to Tawas Point State Park, detailed by Michigan DNR, for beaches, birding, and a signature lighthouse, while the Huron-Manistee National Forests offer miles of trails and rivers just west of town. In Oscoda, the River Road National Scenic Byway showcases sweeping views of the Au Sable and overlooks like Lumberman’s Monument.

Day to day, residents rely on community anchors such as the Iosco-Arenac District Library and local schools including Oscoda Area Schools. Small businesses, from family diners to marinas and outfitters, keep services close and relationships personal across places like Au Sable Township and Plainfield Township.

Because the market here mixes waterfront cottages, wooded acreage, and in-town homes, timing and preparation matter. Whether you are planning to sell a long held family property or secure a full time home before the next season arrives, the right local guidance can make the difference. Agent Pronto connects both buyers and sellers with an agent who understands Iosco County’s unique pace and opportunities.
