Alpena County currently leans toward sellers, with the market gauge at 44 and inventory still relatively limited. Months of supply has risen to 3.9, yet conditions have not tipped fully to a balanced market. Homes are taking a median of 51 days to sell, suggesting buyers have more time than earlier in the year.
Pricing shows mixed signals. The typical home value is about $176,600, down more than 8 percent from a year ago, while the median list price has climbed over 22 percent year over year, indicating sellers are aiming higher even as closed values soften. At the same time, the share of homes selling above list has slipped to 18.8 percent and the average sale-to-list ratio has edged down to 97.11 percent, reflecting slightly less bidding pressure than last year.
Supply and activity levels help explain this shift. Active listings are up more than 17 percent year over year and months of supply has more than doubled, giving buyers more options, even though Michigan overall still has slightly lower inventory at 3.1 months of supply.
