Alpena County is currently tilted toward sellers according to the latest market gauge, which classifies conditions as a seller's market. Months of supply is at 2.8, similar to the 2.9 months seen across Michigan, indicating limited inventory relative to demand. Typical home values have climbed to about $206,900, up more than 17 percent compared with a year ago, showing meaningful price appreciation.

Inventory and activity are both picking up as the season progresses. Homes sold increased more than 60 percent month over month in May, and roughly one in three properties closed above the list price, with the average sale-to-list ratio just over 99 percent. These patterns point to solid demand meeting a still-tight supply backdrop.
