Alpena County currently leans toward sellers, but the balance is shifting. Inventory has climbed to 151 active listings, up slightly from a year ago, and months of supply has surged to 4.8, more than doubling year over year. With an average sale-to-list ratio of 96.16 percent and only about 12 percent of homes selling above asking, sellers are conceding a bit more on price than they did last year.
Pricing trends show some relief for buyers compared with last summer. The typical home value is down sharply year over year, while the median list price has dipped only modestly and even ticked up slightly month over month, suggesting sellers are still testing the market. Homes are selling more slowly than in the hottest periods of the past year, with 26 sales in July, nearly 20 percent fewer than a year ago, and a 31 percent drop from June.
New listings rose slightly from last year but fell from June, so more choices are emerging over the long run even as short-term options narrowed. Compared with Michigan overall, Alpena County has significantly lower home prices but a higher months of supply, pointing to more negotiating room locally. Despite that, a meaningful share of properties still go off-market within two weeks, rewarding well-priced and well-presented homes.
