Inventory in Iron County has grown compared with last year, with active listings up about 17 percent to 172 homes. New listings, however, are down more than 20 percent year over year, signaling fewer fresh options coming to market. Pending sales and closed sales are both running below last year, even with a strong month-over-month jump in contracts and closings.

Prices are reacting to this mixed demand and supply picture. The typical home value is up nearly 30 percent from a year ago, while the median list price has risen at a slower pace of about 9 percent.

Marketing time has shortened, with the median days on market dropping to 62 days, about 5 percent faster than last year and sharply lower than just a month earlier. Months of supply has climbed to 4.7, much higher than a year ago and above Michigan overall, aligning with the current neutral market reading. A smaller share of homes is selling above list price and the average sale-to-list ratio has edged down, suggesting buyers have gained some negotiating power. At the same time, roughly a quarter of homes still go off the market within two weeks, so well-priced properties can move quickly.
