Active listings are up about 18% from a year ago, while homes sold over the same period are down nearly 36%, pointing to slower turnover. Even with that slowdown, homes spend a median of just 6 days on the market, and roughly 66% go off-market within two weeks.

Contract activity has held relatively firm despite fewer closed sales. New listings are up about 24% year over year and pending sales have climbed nearly 14%, suggesting that buyers are still writing offers even as overall volume dips.
