Inventory in Lansing has been expanding in this rolling three-month view, with about 803 active listings and months of supply up more than 30 percent year over year to 2.9. New listings have edged higher compared with a year ago, while homes sold and pending sales have both slipped, pointing to a cooler pace of closings. Even with more choices, nearly half of homes still go off market within two weeks, showing that well-priced properties can move quickly.

Pricing has been relatively steady despite these shifts in supply and demand. The typical home value is up modestly, rising a little under 2 percent from a year earlier, and the median list price has climbed by a similar margin. At the same time, the share of homes selling above list price has dropped by more than 10 percent year over year and the average sale-to-list ratio has eased slightly, suggesting buyers have a bit more room to negotiate than they did in prior years.

Time on market has lengthened compared with last year, with the median days on market now in the low 40s, giving buyers more opportunity to consider options. Still, with a low months-of-supply figure and a seller’s market label, owners who price accurately can still attract solid interest.
