Inventory in Mason County has tightened compared with last year, with active listings down more than 14 percent even as they ticked up modestly from March to April. Despite fewer homes for sale year over year, months of supply sits at 3.6, slightly above the Michigan average of 2.9 months, suggesting conditions lean toward sellers but with some breathing room for buyers.

Contract activity shows mixed signals, as homes sold in April jumped nearly 59 percent from the prior month while remaining down about 12 percent from a year earlier. Pending sales and new listings also rose modestly month over month but are still down more than 20 percent and 30 percent respectively year over year, indicating that fewer fresh options are coming to market even as recently listed homes continue to move.

Prices have reacted strongly in this environment, with the typical home value up more than 34 percent year over year and list prices more than 22 percent higher than last April. Sellers are seeing improved leverage, reflected in an average sale-to-list ratio near 98 percent and nearly 31 percent of homes closing above list price, more than double the share from just a month earlier.
