New listings pulled back sharply month over month, yet pending sales still climbed more than 30 percent compared with last year, signaling solid buyer interest flowing through the pipeline.

Pricing has been firming, as the typical home value reached about $341,500 in June, nearly 12 percent higher than a year earlier and significantly above the statewide median. List prices also moved higher year over year, rising more than 17 percent, even as the share of homes selling above list edged down and the average sale-to-list ratio dipped below 96 percent.

Conditions have shifted toward balance, with months of supply up to 5.3 in June compared with just 2.8 months across Michigan overall. Homes are taking longer to sell, with the median days on market jumping from late spring and now sitting in the mid‑40s, giving buyers a bit more time to make decisions while requiring sellers to price carefully.
