Inventory in Ogemaw County has tightened compared with last year, even after a recent jump from March. Active listings rose about 42 percent month over month to 105, yet they are still down more than 11 percent from a year ago. Contract activity is more subdued, with homes sold down about 37 percent year over year and pending sales off a similar 38 percent, signaling a slower pace of closings despite more options on the market.

Prices are reacting in a different direction than sales activity. The typical home value in April reached about $254,000, climbing roughly 11 percent over the past year and more than 40 percent from March, while the median list price is up nearly 34 percent annually. Compared with Michigan overall, where the median sale price has risen a more modest 5 percent year over year, Ogemaw County’s price growth is relatively strong, even as it carries a higher months of supply at 4.4 versus the state’s 2.9.

Homes are taking much longer to sell than they did a year ago, with the median days on market now at 99 and significantly higher than last winter. At the same time, only about 17 percent of sales close above list price and the average sale-to-list ratio sits near 95 percent, suggesting buyers still have some room to negotiate.
