Pricing is adjusting to these conditions, as typical home values sit at $159,900, down 5.38% from a year ago but edging up 0.57% month over month. Sellers are asking a bit more, with a median list price of $172,000 in February and a projected $182,775 for March, even as Michigan overall shows a higher typical value of $259,500.
Homes are spending about 44 days on the market, which is 10.2% faster than last month but still 46.67% longer than a year ago, while nearly 29% of listings have seen a price drop and roughly 23% of sales close above asking with an average sale-to-list ratio of about 0.96. Next month, values and inventory are expected to hold relatively steady, with a projected typical home value of $160,350 and 399 homes for sale.
