Hemlock’s rolling three-month housing snapshot shows a lean pool of options, with about ten active listings and just half a month of supply. Buyer activity has surged compared with a year ago, as homes sold and pending sales are both up dramatically over that period, even though new listings are slightly lower year over year.
Pricing is responding to this tighter, more active environment, with the typical home value up more than 25 percent from a year earlier. At the same time, the median list price has dropped sharply year over year, suggesting sellers may be pricing more aggressively to meet buyers where they are.
Time on market has lengthened modestly, with the median days on market now a little over a month in this rolling three-month view, compared with quicker sales last year.
