Pricing has been edging upward over the past year, with the typical home value rising nearly 9 percent in this rolling three-month view. At the same time, the share of homes selling above list has dropped by more than 13 percent year over year, and the average sale-to-list ratio has eased slightly to just under 100 percent, signaling less frequent bidding wars.
