Year over year, Wayne County’s typical home value in May 2026 rose modestly, up about 4 percent, while the median list price climbed roughly 6 percent, signaling gradually increasing price pressure. At the same time, homes sold dropped more than 16 percent compared with last May, pointing to softer closed-sale activity even as prices edge higher.

In the latest monthly snapshot, the typical home value reached about $224,000 and the median list price was roughly $213,000, both up from April. Inventory expanded to around 7,250 active listings, a 3 percent monthly increase and nearly 10 percent higher than a year ago, giving buyers more options than in 2025.

Market pace has cooled notably from last year, with median days on market jumping to 21 days and months of supply climbing to 3.4, well above Michigan’s 2.9 months. Even with this shift, almost 40 percent of homes sold above list price in May and the average sale-to-list ratio hovered just under 99 percent, so both buyers and sellers can benefit from connecting with an Agent Pronto–recommended agent to navigate current conditions.
