July’s finalized data reported the typical value of a home in the city to be $299,900—down 11.79% over the previous 12 months. For comparison, county-level data pegged home values at $335,000 in Madison County for the most recent reporting period. That number is expected to float around $314,180 in August.
Madison had 49 new listings and 51 listings that went under contract in July, decreasing the area’s total available inventory to 100—down 7.41% from the previous month. Inventory is projected to have further decreased in August.
Of those 100 active listings, 37.0% reduced their price in the month of July. The median listing price for homes in Madison grew 5.15% from June to July, bringing the current median listing price to $399,000. Based on projected data for August, listing prices may continue to grow.
