Year-over-year, Augusta’s rolling three-month data shows a sharp rise in typical home values, up more than 80 percent, even as listing prices have trended lower. At the same time, inventory has expanded dramatically, with active listings up more than fivefold, signaling far more options than a year ago.

In the latest three-month window through April 2026, homes are taking much longer to sell, with a median of 182 days on the market compared with much shorter timelines in prior years. Supply has also grown to about 12 months, reinforcing the buyer’s market conditions indicated by the area’s market gauge.

While only one home sold and one went under contract in this period, new listings surged compared with last year, and none of the recent sales closed above list price.
