Year-over-year, Barton County’s home values have moved lower even as the broader Missouri market has inched up. The typical home value here is down about 21 percent from last August, while the state’s median sale price is up nearly 7 percent. Homes sold have fallen by more than half over the past year, signaling slower closed activity.
Looking at the latest month of August 2026, prices and inventory tell a mixed story. The median sale price dropped sharply from July, but the median list price jumped more than 24 percent in a single month, suggesting sellers are testing higher asking prices even as buyers close at lower levels. At the same time, pending sales doubled month over month and are up nearly 47 percent year over year, hinting at improving contract activity despite only five homes closing in August. No homes sold above list price recently and the average sale-to-list ratio has slipped to just under 90 percent, putting buyers in a stronger negotiating position.
