Cass County’s housing inventory has been building, with about 609 active listings in June and months of supply up to 2.4. New listings climbed more than 7 percent from May and are up sharply from a year ago, bringing more options to the market. Contracts are picking up too, as pending sales jumped more than 20 percent month over month and are also higher than last year.

Home prices are easing slightly in response to this added supply. The typical home value in June was around $361,000, down a bit from May and modestly lower than a year earlier, while the median list price also dipped. Compared with Missouri overall, Cass County remains higher-priced, with local values above the statewide median of roughly $299,000.

Time on market has lengthened compared with last year, with the median home now taking about 27 days to sell, and the share of homes selling above list has slipped to roughly 27 percent. Even with these shifts, the sale-to-list ratio is just under 100 percent, and the area is still classified as a seller’s market, though with more balance than before.
