Cass County is seeing modest shifts in inventory and contract activity this May. Active listings are up slightly from last month to 580, yet they are still down more than 7 percent compared with a year ago. New listings and pending sales have both declined year over year, with new listings down nearly 16 percent and pending contracts down more than 17 percent, pointing to a slower flow of homes coming on and going under contract.

Prices are responding differently than activity levels. The typical home value is up about 9 percent from a year ago, even as the median list price is a bit lower than last year and edged down slightly month over month. Homes are taking longer to sell than they did a year ago, with the median days on market at 28 days, but supply remains lean at around 2.2 months, keeping conditions tilted toward sellers.

Compared with Missouri overall, Cass County’s home values sit notably higher than the state median, and local supply is tighter than the roughly three months of inventory seen statewide. A smaller share of homes is selling above asking than last year, now just under 30 percent, and the average sale-to-list ratio is holding close to 100 percent, suggesting buyers still need to make strong offers for desirable properties.
