Inventory in Cass County expanded modestly in July, with active listings up about 4 percent from last year to 617. New listings also increased nearly 10 percent year over year, yet they slipped slightly from June, suggesting some sellers may be pausing. Even with more homes available than a year ago, months of supply tightened to 2.2, well below Missouri’s 3.2 months and consistent with a seller’s market.
Contract activity shows solid demand, as homes sold rose about 14 percent from last year and pending sales climbed a similar 14 percent annually. At the same time, pending contracts fell sharply from June, and roughly 44 percent of homes still go under contract within two weeks, indicating that well-priced listings attract quick offers even as some buyers take more time.
Pricing has held fairly steady, with the typical home value around $349,000, roughly flat compared with last year and down slightly month over month. List prices, however, are running more than 3 percent higher than a year ago, and sellers still receive about 99 percent of their list price on average, with about one quarter of sales closing above asking. With median days on market at 29, homes are moving much faster than earlier in the year despite a big year-over-year jump in this metric.
