Year-over-year, Dallas County’s home values have climbed much faster than the state overall, with the typical home value up about 16 percent compared with roughly 5 percent across Missouri. Asking prices show even stronger momentum, with the median list price jumping nearly 30 percent from last May. At the same time, months of supply has risen sharply over the past year to about 4.9 months, signaling more options for shoppers than a year ago even as prices trend higher.
In the latest May snapshot, buyers saw a median list price around $296,000 and a typical home value near $319,000. Homes are taking longer to sell than a few months ago, with median days on market stretching to 47 days, up from 40 days in April.
Sales volume has cooled, with homes sold down about 39 percent from last year even as active listings increased nearly 21 percent and new listings rose about 14 percent. Pending sales edged up slightly year-over-year and surged 50 percent from April, hinting that some of this extra inventory is being absorbed. With an average sale-to-list ratio just under 100 percent and no recent sales closing above asking, pricing power appears more balanced than in hotter periods, even though conditions are still labeled a seller’s market.
