Year-over-year, Dent County’s typical home value has dipped, while listing prices have pushed higher. The typical home value is down compared to last May, yet the median list price is up more than 13 percent, highlighting a gap between seller expectations and closed-sale prices. Homes sold are also up modestly from a year ago, showing that demand is still present despite shifting prices.

In the latest May snapshot, homes sold jumped sharply from April, rising from 6 to 15 closings. Pending sales also increased by about a third over the month, even as new listings fell nearly 20 percent, tightening choices for buyers. Active listings climbed to just over 100, and months of supply dropped dramatically from April’s unusually high level to about five and a half months, which points to a more balanced market between buyers and sellers.

Time on market has been volatile this year, with median days on market swinging from 97 days in March to 28 in April, then back up to 51 days in May, so buyers should not assume every home moves at the same pace. Roughly 29 percent of recent sales closed above list price, and the average sale-to-list ratio sits just under 93 percent, signaling that pricing strategy and negotiation still matter.
