April’s finalized data reported the typical value of a home in the county to be $300,000—down 5.06% over the previous 12 months. For comparison, state-level data pegged home values at $271,100 in Missouri for the most recent reporting period. That number is expected to float around $274,300 in May.

Lincoln County had 116 active listings in April, including 77 new listings. Overall, active listings were up 8.41% from the previous month.

Of those 116 active listings, 28.45% reduced their price in the month of April. The median listing price for homes in Lincoln County fell 14.47% from March to April, bringing the current median listing price to $310,000. Based on projected data for May, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract has been fairly steady year-over-year. In April 2025, the median time for a listed property to go pending was 19 days, compared to 17 days in April 2024. However, in recent months the median number of days from listed to pending appears to be rising. That trend is predicted to have carried through to this May.
