Over the past year, Macon County’s home values have edged down while the broader state has seen gains. The typical home value in April was about $148,600, a modest drop from a year ago even as Missouri’s median sale price rose more than 5 percent. Listing prices, however, are slightly higher than last year, showing sellers are still aiming upward.

Looking at the latest monthly snapshot, activity has picked up despite some shifting price points. Homes sold jumped sharply compared with last April, while median days on market expanded to around 90 days, signaling buyers have more time to decide even though the area is still labeled a seller’s market.

Active listings in April were in the low 40s and months of supply was only about 1.8 months, well below the statewide figure of 3 months, which points to relatively tight availability. Even with that low supply, new listings are down more than 25 percent year over year and pending sales are also lower than a year ago, suggesting fewer fresh options and more selective demand. A small but notable share of homes sold above list, and the average sale-to-list ratio was above 100 percent, so pricing strategy still matters.
