In August 2026, the median sale price sat around $183,600, while the median list price was close to $216,700, showing a gap between asking and closing prices. Homes are taking longer to sell than a year ago, with median days on market up about one-third to 46 days, even though that marks a notable drop from July. Months of supply has risen to about four months, higher than the statewide figure of 3.2 months in Missouri, suggesting slightly more breathing room for local buyers than in some other areas.
Sales activity reflects this balance, with eight homes sold in August and 11 going under contract, even as both sales and new listings dipped from the prior month. Active listings are roughly flat compared with last year, but the combination of fewer new listings and slower sales is keeping Macon County in seller’s market territory. Notably, none of the recent sales closed above list price, and the average sale-to-list ratio is just under 100 percent, indicating buyers still have some room to negotiate.
