Madison County is currently tilted toward sellers, with the market gauge indicating a seller’s market even as conditions show signs of softening. Inventory has climbed to 56 active listings, up notably from last month and more than 25 percent higher than a year ago, while months of supply has risen sharply to 5.2, suggesting buyers have more options than earlier in the year.
Prices are holding up despite this added supply, as the typical home value is about $194,300, modestly higher than a year ago and up over 11 percent from July. At the same time, the median list price has dipped nearly 10 percent year over year, signaling that sellers may be pricing more realistically to attract offers.
