Madison County currently leans toward sellers, with the local market gauge at 44 even as conditions show some mixed signals. Months of supply has climbed to 3.9, higher than the Missouri overall level of 3 months, suggesting buyers have a bit more breathing room than they did earlier in the year.

Prices are moving in different directions depending on where you look, as the typical home value is down more than 40 percent year over year while the median list price is up over 30 percent in the same period.
