Home values in Moniteau County have climbed sharply over the past year, with the typical home value up more than 100 percent year over year. Median list prices are also higher than a year ago, rising about 9 percent. June’s snapshot shows a median sale price of about $384,000, well above the Missouri state median of roughly $299,000. Sales activity is holding steady, with 14 homes sold in June, about 14 percent more than a year ago, while pending sales are down nearly 40 percent year over year. Even so, the average sale-to-list price ratio has improved to just over 95 percent, indicating sellers are still achieving strong pricing relative to asking.
