Inventory in Ozark County has expanded noticeably, with active listings up more than 20 percent from a year ago and now well above 2025 levels. Contract activity is mixed, as pending sales are slightly higher than last year while closed sales have fallen by nearly half, pointing to slower follow-through from offer to closing.

Pricing is adjusting to this softer pace, with the typical home value down about a quarter year over year and the median list price also lower than last June. Homes are taking much longer to sell, as median days on market have surged compared with both last month and last year, and almost no properties are going under contract within two weeks.

Conditions strongly favor buyers, reflected in roughly 14 months of supply locally versus about three months statewide in Missouri.
