Inventory in Ozark County is relatively abundant, with 96 active listings in May and months of supply at 8.3, well above Missouri’s 3 months of supply. Contract activity is picking up, as homes sold increased about 50 percent year over year and pending sales surged more than 160 percent.

Pricing has been adjusting downward even as buyer activity improves, with the typical home value and median list price both down about 21 percent compared with last year. Month over month, though, the typical home value rose nearly 11 percent while list prices slipped, hinting that sellers may be pricing more realistically to meet the market.

Homes are moving more quickly than they were earlier in the year, with median days on market dropping from 56 days in April to 37 days in May.
