Ray County is seeing steady movement, with 102 active listings in July and 32 new listings added. Contract activity is solid, as 26 homes sold and 34 went under contract. Supply has loosened somewhat, with months of supply rising to 3, up sharply from a year ago.

Home values have pulled back, with the typical home value around $214,000, down significantly year over year, while the median list price has also dipped compared with last year. Even with softer prices, sales volume has grown modestly from a year ago and new listings are up more than 20 percent, suggesting more owners are willing to test the market. Sellers are still achieving movement, but the average sale-to-list ratio has slipped to just over 92 percent, and only about one in five homes sell above asking.

Marketing times tell a mixed story, as the median days on market is now 21, shorter than last year but slightly longer than in early spring. Compared with Missouri overall, Ray County offers lower typical sale prices and a similar level of supply, which can appeal to budget-conscious buyers.
