Ray County showed a noticeable pickup in activity in May 2026. Active listings climbed to 104, up sharply from the prior month and higher than a year ago, while new listings nearly doubled month over month and rose more than 50 percent year over year. Pending sales also increased strongly from April, signaling that more homes are moving into contract even as inventory builds.

Prices are reacting to this stronger flow of listings and contracts. The typical home value reached about $265,000, up around 18 percent from April and nearly 9 percent compared with last year, while the median list price jumped more than 25 percent month over month and almost 5 percent year over year.

Despite more homes on the market, conditions still lean toward sellers, with months of supply at 2.9, below the roughly three-month level seen statewide in Missouri. Homes are taking longer to sell than a year ago, with a median of 23 days on market and a smaller share closing above list price, yet more than half of listings still go off the market within two weeks. Fewer homes sold above asking and a sale-to-list ratio just under 98 percent suggest buyers have a bit more room to negotiate even in this seller-tilted environment.
