Year over year, Jackson County home values have climbed, with the typical home value up about 7 percent and the median list price nearly 6 percent higher than last May, outpacing Missouri’s statewide price growth of roughly 5 percent. At the same time, fewer homes are changing hands than a year ago, as homes sold and pending sales are both down about 5 percent, hinting at slightly softer demand.

In the latest May snapshot, buyers saw about 3,248 active listings, a modest monthly increase but still down more than 5 percent from last year, while new listings dropped by roughly 15 percent year over year. That limited flow of fresh inventory helps keep conditions tight, even as the median days on market has stretched to 18 days, more than doubling over the past year but falling sharply from April.

Supply and pricing dynamics continue to favor sellers, with months of supply at just 2.1 compared with 3 months across Missouri, and nearly 39 percent of homes selling above list price as the average sale-to-list ratio nudges slightly over 100 percent.
