Prices have pushed sharply higher, with the typical home value up more than 80 percent from a year ago in this timeframe, far outpacing the roughly 6 percent gain across St. Louis overall. At the same time, the median list price is up strongly year over year but sits well below the typical sale value, hinting that buyers may be bidding up desirable homes.

Seller leverage is evident in how offers are coming in, with about half of recent sales closing above list and the average sale-to-list ratio now just over 100 percent.
