May’s finalized data reported the typical value of a home in the neighborhood to be $316,500—down 5.73% over the previous 12 months. For comparison, city-level data pegged home values at $314,000 in Lincoln for the most recent reporting period. That number is expected to float around $328,500 in June.

Colonial Hills had 33 new listings and 23 listings that went under contract in May, decreasing the area’s total available inventory to 10—down 0.0% from the previous month. Inventory is projected to have further decreased in June.

The median listing price for homes in Colonial Hills grew 1.45% from April to May, bringing the current median listing price to $341,900. Based on projected data for June, listing prices may continue to grow.

The number of days that homes have been on the market prior to going under contract rose year-over-year.
