Inventory in Lancaster County has edged down slightly, with about 1,300 active listings in September and a months-of-supply reading of 2.5 that is close to the statewide 2.6 months. Contract activity is slowing more noticeably, as homes sold fell more than 10 percent month over month and pending sales dropped over 20 percent.
Pricing is adjusting gradually to this cooler pace, with the typical home value dipping about 2 percent since August but still sitting roughly 3 percent higher than a year ago. Sellers are trimming expectations as the median list price declined month over month and year over year, and the share of homes selling above list has slid to about one in four.
