In March 2026, the median list price reached about $620,000, jumping 5.98 percent from the prior month as sellers tested higher price points. Buyers still face relatively tight conditions, with inventory at 1,419 homes, down 20.42 percent from last year but up 7.18 percent month over month and equal to about 2.6 months of supply.
Recent activity shows 741 new listings and 698 pending sales, and roughly 22 percent of homes sold above list price, even as about 19.5 percent saw price drops. Homes are spending a median of 56 days on the market, which is 21.13 percent faster than just a month earlier, and the average sale-to-list ratio is about 0.99, reflecting modest negotiation room. Looking ahead to April 2026, typical values are projected to hold around $565,000 with median list prices edging up toward $637,500 and inventory rising slightly to about 1,466 homes, consistent with a seller’s market reading of 20 on the local gauge.
