Washoe County’s housing market has grown notably over the past year. Typical home values are up about 12 percent year over year, outpacing the roughly 2 percent gain seen across Nevada. At the same time, months of supply has dropped nearly 34 percent from last year, reinforcing its current seller’s market reading.
September’s numbers show how those yearly shifts are playing out on the ground. The typical home value sits around $618,000, while the median list price is lower at about $562,000 and down slightly from a month earlier. Buyers saw more stability in options with about 2,370 active listings, only a touch below last month, and homes sold edged up to 545 for the month.
Conditions point to a market where well-priced homes still move, but buyers have a bit of breathing room. Homes are taking a median of 54 days to sell, yet roughly 31 percent go under contract within two weeks and about 17 percent sell above list price, with the average sale-to-list ratio close to 98 percent.
