Year-over-year, Washoe County home values have climbed, with the typical home value up a little over 6 percent and the median list price edging higher as well. Homes are also selling more frequently than a year ago, with closed sales rising nearly 18 percent and pending sales up more than 14 percent. Inventory is slightly tighter than last year, as active listings dipped while months of supply fell sharply, reinforcing the county’s seller’s market position.

In the latest monthly snapshot for April 2026, prices and activity both moved higher. The typical home value reached about $586,000 while homes sold rose more than 13 percent from March and pending sales, new listings, and active listings all posted single-digit monthly gains, signaling a busier spring market. At the same time, the median days on market dropped from 56 days in March to 43 days in April and the share of homes selling above list price jumped to nearly 24 percent, with the average sale-to-list ratio hovering just below 100 percent.

Compared with Nevada overall, Washoe County is more expensive and tighter on supply, with a higher median sale price and fewer months of inventory than the state. Conditions have shifted steadily toward sellers over the past several months, as homes sell faster and buyers face increased competition for well-priced listings.
