In March 2026, buyers saw about 301 homes for sale, with 87 new listings and 73 going under contract. Homes spent a median of 109 days on the market, slightly higher than last month but still about 6.03% faster than a year ago, while roughly 12.8% of listings had a price drop and around 12.8% sold above asking.
Momentum has cooled month over month, with typical values down 9.4% and the median list price down 10.42%, and projections for April point to a typical value near $1,137,750, a median list price around $1,153,775, and inventory edging up to about 312 homes. With 6.4 months of supply and a market gauge of 41 labeled a Seller’s Market, conditions still lean toward sellers but give buyers more room to negotiate on price and timing.
