Inventory in Burlington County has expanded recently, with active listings up nearly 10 percent from last month and more than 15 percent year over year to 1,852 homes. Contract activity is mixed, as homes sold climbed over 13 percent month over month while pending sales slipped slightly and sit about 5 percent below last year.

Pricing is showing only modest movement despite these shifts in supply and demand. The typical home value is holding essentially flat compared to a year ago, while the median list price has jumped almost 9 percent over both the month and the year, suggesting sellers are testing higher asking prices.

Time on market and competitive dynamics point to conditions that still lean toward sellers but are less overheated than last year. Homes now take a median of 31 days to go under contract, sharply higher than a year ago, yet nearly 46 percent of recent sales still closed above list price and the average sale-to-list ratio remains just over 100 percent, all within a seller’s market where months of supply is only 2.7 compared with 3.2 statewide in New Jersey.
