Homes now take a median of 31 days to go under contract, sharply higher than a year ago, yet nearly 46 percent of recent sales still closed above list price and the average sale-to-list ratio remains just over 100 percent, all within a seller’s market where months of supply is only 2.7 compared with 3.2 statewide in New Jersey.
