Sellers are also seeing less pricing power, as the average sale-to-list ratio has dropped more than 35% year over year and no recent sales closed above the asking price.

Supply conditions underline the shift, with months of supply surging more than tenfold from a year ago to roughly 13 months, even while the broader gauge still labels Netcong a seller’s market.
