Morris County home values in July 2026 were up notably from a year earlier, with the typical home value rising about 7 percent. Homes sold also jumped more than 25 percent year over year, signaling stronger closing activity despite only a small uptick in new listings. Inventory inched up slightly compared with last year, yet supply is still tight and months of supply has fallen nearly 28 percent over the same period.

Conditions in the latest month show a busy, seller-leaning market with some emerging balance. The median days on market has risen to 20 days, up about 9 percent from last year, suggesting buyers have a bit more time to make decisions even as the average sale-to-list ratio holds above 104 percent.

There were 1,432 active listings in July and 588 homes sold, keeping months of supply at just 1.6, well below the 3.2 months seen across New Jersey overall. About 64 percent of homes sold above list price, and more than a quarter went off the market within two weeks, reinforcing that desirable homes still move quickly. Compared with the state, Morris County’s typical home value is significantly higher, and inventory has not expanded as much, which helps explain the seller’s market reading.
