Year over year, Morris County home values have climbed solidly, with the typical home value up about 10 percent. Pending sales jumped nearly 19 percent over last May, while homes sold increased almost 7 percent. Inventory also expanded, with active listings rising just over 9 percent compared with a year ago.

In the latest May snapshot, the typical home value sits around $748,000, well above the New Jersey median of about $563,000. Homes are moving quickly at a median of just 16 days on market, and months of supply is only 2.1, reinforcing the area’s seller’s market conditions.

Pricing power has been strong, with roughly 71 percent of recent sales closing above list price and an average sale-to-list ratio near 106 percent. Buyers are seeing more choices as active listings climbed to 1,456, even as new listings dipped slightly from April and months of supply edged down from earlier in the spring. With homes selling fast, 619 properties going under contract in May, it is increasingly important for buyers to act decisively and for sellers to price and prepare carefully.
