July’s finalized data reported the typical value of a home in the neighborhood to be $399,000—up 12.39% over the previous 12 months. For comparison, city-level data pegged home values at $478,500 in Paterson for the most recent reporting period. That number is expected to float around $460,250 in August.

Old Great Falls Historic District had 18 new listings and 17 listings that went under contract in July, decreasing the area’s total available inventory to 11—down 15.38% from the previous month. Inventory is projected to have further decreased in August.

The median listing price for homes in Old Great Falls Historic District grew 5.5% from June to July, bringing the current median listing price to $421,950. Based on projected data for August, listing prices may continue to grow.

The number of days that homes have been on the market prior to going under contract has been fairly steady year-over-year.
