Inventory in Chaves County held fairly steady in June with 219 active listings, up slightly from a year ago while the number of new listings fell nearly 15 percent year over year, signaling fewer fresh options coming to market. Even with that tightening flow of new homes, months of supply dropped to 2.5, down sharply from both last month and last year, reinforcing the current seller’s market conditions.

Contract activity showed mixed signals as closed sales jumped about 21 percent year over year and 50 percent month over month, while pending sales fell compared with both last month and last year. At the same time, homes are taking much longer to go under contract, with median days on market reaching 42 days, more than doubling from a year ago and rising sharply from May, suggesting buyers are taking more time to make decisions.

Pricing is adjusting to these dynamics, with the typical home value around $211,653, down slightly from a year earlier even as Chaves County remains more affordable than the New Mexico state median of about $354,000. Sellers are asking more, with the median list price up over 32 percent year over year to roughly $256,726, yet no recent sales closed above list price, indicating buyers still have room to negotiate.
