Inventory in Chaves County has held fairly steady, with about 215 active listings in July and only a slight year-over-year increase. Even with that stability, months of supply has risen to 3.5, up sharply from a year ago and higher than the state’s 4 months, signaling more breathing room than in the recent past.

Contract activity shows a mixed picture, as homes sold in July fell nearly 14 percent from last year while new listings dropped over 20 percent. Pending sales, however, are roughly flat year over year, suggesting that buyer demand is still present even as fewer properties are coming to market.

Pricing is adjusting to these dynamics, with the typical home value around $256,700, up almost 9 percent from a year ago, while the median list price is down about 10 percent over the same period. Homes are also taking longer to sell, with median days on market jumping to 43 days, more than double last year.
