Pricing has been moving around, but typical home values are still much lower than the statewide median of about $349,000, which can appeal to value-focused buyers. Sellers have been adjusting expectations, with the median list price in April dropping sharply month over month, even though it is still a bit higher than one year ago. On average, homes are selling for about 93 percent of list price, and none of the recent sales closed above asking.

Underlying activity shows a mix of cooling and renewed interest. Active listings in April rose compared with March, yet the number of homes sold fell and pending sales dropped by more than half month over month, even though pending contracts are still up strongly from a year ago. New listings increased by about one-fifth since March and are running far ahead of last year, giving buyers more options and putting pressure on sellers to stand out.
