Year over year, Eddy County’s home values have moved higher, with the typical home value up about 5 percent and the median list price rising roughly 10 percent. Homes sold are also up more than 12 percent from a year ago, pointing to stronger closing activity. At the same time, months of supply is down about 15 percent over the year, reinforcing its current status as a seller’s market.

In the latest monthly snapshot for June 2026, the typical home value stands near $315,000 and the median list price is just over $311,000. Inventory is relatively lean at 208 active listings and 2.2 months of supply, while 63 homes closed and 68 new listings came on the market.

Conditions have shifted somewhat from recent months, with sale prices down about 6 percent since May while homes sold and pending sales have inched up. Properties are taking longer to sell, with median days on market jumping to 46 days compared with much faster turns earlier in the year. Compared with New Mexico overall, Eddy County has lower prices and less inventory relative to demand, reflecting a tighter local market than the state’s 3.8 months of supply.
