Lincoln County is currently classified as a strong buyer’s market, with months of supply at 11.2 compared with 4.6 statewide. Inventory has grown over the past year, as active listings are up about 19 percent, reaching 568 homes. New listings, however, have pulled back nearly 10 percent year over year, suggesting fewer fresh options even as overall supply remains high.
Pricing is adjusting to this ample inventory. The typical home value in September was about $453,000, down a few percent from a year earlier, while the median list price has dropped more than 27 percent year over year. Homes are taking much longer to sell, with median days on market rising to 154 days, roughly 38 percent higher than last year.
Sales activity shows a mixed picture. Homes sold are down more than 30 percent year over year, and no recent sales have closed above list price, reflecting buyers’ stronger negotiating position. At the same time, pending sales have inched up almost 10 percent from a year ago, indicating some renewed buyer interest at these adjusted price levels.
