Inventory in Lincoln County has been building, with active listings up more than 12 percent year over year to 590 homes. Even with more options on the market, contract activity has picked up, as pending sales jumped about 61 percent from a year ago. Closed sales also rose nearly 11 percent annually, showing that more deals are successfully making it to the finish line.
Pricing has been adjusting in response to these conditions. The typical home value is down about 20 percent compared with last year, even though the median list price is holding roughly steady with a small year-over-year increase. Homes are still taking time to sell at a median of 100 days on market, and none of the recent sales closed above list price.
Supply is abundant in Lincoln County at roughly 15 months of inventory, well above the 4 months reported statewide in New Mexico, reinforcing its clear buyer’s market status. At the same time, fewer new listings coming to market in July compared with June may give some sellers a bit more negotiating room if that trend continues.
