Homes sold increased sharply from the prior month, rising to 33 closed sales, while new listings also climbed to 109. Pending sales, however, have eased month over month, suggesting some buyers are taking longer to commit.

Pricing is adjusting in response to this backdrop. The typical home value, reflected by the median sale price of about $358,000, is down more than 10% compared with a year ago and fell over 12% from April to May. List prices are holding firmer, with the median list price up nearly 6% year over year even as it dipped slightly from the previous month.

Speed of sales shows a mixed picture, as the median days on market dropped from 87 in April to 59 in May, yet months of supply remains high, underscoring strong leverage for buyers in this buyer’s market. No homes sold above list price in May, and the sale-to-list dynamic is clearly favoring those on the purchasing side.
