Lincoln County is seeing a sizable number of homes for sale, with 385 listings and 65 new properties hitting the market in February 2026. Inventory has increased about 3.49% since last month and nearly 11.92% over the past year, giving buyers more options. Pending sales are softer, with 27 homes under contract and a drop of about 20.59% compared with last year.
Pricing is adjusting to this slower contract pace. The typical home value is about $372,000, which is slightly below the New Mexico average of $373,200 and down 18.24% from a year ago, even though it rose 13.85% month over month. Sellers are listing around a median of $425,000, and that asking price has edged down about 1.05% since last month.
Homes are taking time to sell, with a median of 87 days on the market, although that figure has fallen nearly 48.82% from last month and 47.27% from last year. With 24.1 months of supply and a market gauge firmly in a buyer’s market, shoppers have room to be selective, while sellers need to price and prepare carefully.
