Over the past year, Luna County’s home values have eased, with the typical home value down a bit more than 3 percent and median list prices falling about 6 percent. Sales activity has also cooled year over year, with homes sold down about 30 percent and new listings lower by roughly 13 percent. At the same time, inventory has inched up slightly and months of supply is about 4.5 months, higher than the state’s 4 months, pointing to more options than the broader New Mexico market.

Looking at April 2026 specifically, the median sale price was about $222,000, edging down from March, while the median list price jumped more than 14 percent in a month, signaling firmer seller expectations. No homes sold above list price in April, and the median price per square foot is around $146, indicating that buyers may have some room to negotiate.
