Luna County home prices have eased compared with last year, with the typical home value down about 9 percent year over year in August 2026. At the same time, sellers are asking more, as the median list price is up roughly 19 percent from a year ago. New listings have nearly doubled year over year, signaling many more homeowners are coming to market.
In the latest monthly snapshot, inventory and activity are both picking up. Active listings rose about 18 percent from last year to 91 homes, and months of supply sits at 6.2, reinforcing its status as a buyer’s market compared with New Mexico’s 4.4 months of supply. Homes are taking longer to sell than a year ago, with the median days on market up about 25 percent to 64 days, even though that is a sharp drop from July.
Short-term shifts are notable as well, with the median list price jumping nearly 19 percent in just one month and new listings rising about 65 percent since July. Closed sales are modest at 13 homes in August, but pending sales are up around 40 percent year over year, pointing to more deals moving toward closing than last summer.
