Inventory in Otero County has been building, with active listings up nearly 9 percent from last month even though they are still down compared with a year ago. New listings also climbed sharply month over month, rising more than 28 percent, while homes sold jumped about one-third over the same period. At the same time, pending sales pulled back by roughly 23 percent from May, hinting that contract activity has cooled even as more homes come to market.

Home values have been relatively steady, with the typical home value around the mid-$270,000s and only a slight increase from last year. Sellers are pricing a bit more cautiously, as the median list price has slipped both month over month and year over year, and there were no recorded sales above list in June.

Homes are taking longer to sell than they did earlier in the year, with a median of 59 days on market in June and a supply level of 4.6 months, which is higher than New Mexico overall. The county is currently tilted toward buyers, reflected in a buyer’s market gauge reading, yet the average sale-to-list ratio remains close to 100 percent, showing that appropriately priced homes can still secure strong offers.
