Otero County is seeing a moderate level of inventory, with about 360 active listings in May and 5.3 months of supply. Compared with a year ago, supply has expanded sharply, rising more than 70 percent, even as active listings are down from last year. Fewer homes are changing hands, with 54 sales in May and homes taking a median of 60 days to go under contract.

Prices are adjusting to these slower conditions. The typical home value is about $248,000, down more than 14 percent from a year earlier, and roughly 11 percent lower than just a month ago. At the same time, sellers are still pricing optimistically, as the median list price is close to $296,000 and about 8 percent higher than last year.

Demand patterns look mixed, with homes sold dropping more than 25 percent year over year, while pending sales in May jumped nearly 37 percent from April. Homes tend to sell close to asking, with an average sale-to-list ratio just under 100 percent and only a small share closing above list price. Compared with New Mexico overall, Otero County has lower prices but more months of supply than the state’s 3.8 months, pointing to a softer local balance.
