Year-over-year, Socorro County’s home values have softened even as asking prices have climbed. The typical home value is down a bit more than 10 percent from last July, while the median list price has jumped nearly 38 percent over the same period, signaling a gap between what sellers hope to get and what buyers are paying.

Inventory has shifted sharply as well, with active listings up more than 58 percent year over year and months of supply soaring to about 13, far above New Mexico’s roughly 4 months. At the same time, homes are taking much longer to sell, with median days on market up dramatically from a year ago, reinforcing Socorro County’s position as a strong buyer’s market.

Looking at the latest monthly snapshot, July closed with just 4 homes sold and 9 new listings, while pending sales surged about 60 percent from June and more than tripled versus last year.
