Year over year, Southside East home values have inched up, with the typical home value rising about 5% in this rolling three-month view. At the same time, inventory has expanded sharply, as active listings climbed more than 45% from a year ago. Homes are taking much longer to sell than last year, with median days on market surging and the share of properties closing above list price dropping by roughly 12%.
Looking at the latest period ending in June 2026, buyers are seeing more options, with 113 active listings and 4.4 months of supply, up significantly from a year earlier. Southside East trails the broader Binghamton market slightly in pricing, with a lower typical home value but somewhat tighter supply than the city overall.
