Compared with last year, inventory is down about 10.74 percent and pending sales have fallen 40.4 percent, signaling fewer choices and a slower contract flow even in a seller-leaning environment.
Pricing has edged upward as supply has tightened, with the typical home value at $265,000, up 1.06 percent year over year and 1.38 percent month over month. List prices are reacting even faster, as the median list price rose about 4.04 percent month over month to $260,000, and projections show it moving toward $265,050 in March while the projected typical home value climbs to $266,800.
Homes are taking longer to sell, sitting a median of 43 days on the market, up sharply from a year ago, yet 35.19 percent of recent sales still closed above list price and sellers received about 98.92 percent of asking on average.
