April’s finalized data reported the typical value of a home in the city to be $237,500—up 1.17% over the previous 12 months. For comparison, county-level data pegged home values at $273,500 in Schenectady County for the most recent reporting period. That number is expected to float around $274,000 in May.

Schenectady had 75 new listings and 72 listings that went under contract in April, decreasing the area’s total available inventory to 84—down 1.18% from the previous month. Inventory is projected to have further decreased in May.

Of those 84 active listings, 28.57% reduced their price in the month of April. The median listing price for homes in Schenectady fell 3.85% from March to April, bringing the current median listing price to $249,900. Based on projected data for May, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract rose year-over-year.
