Hilton’s rolling three-month snapshot shows a tight pool of homes with relatively few sales closing. Active listings are down more than 40% from a year ago and homes sold have dropped by nearly two thirds, even as pending sales outnumber recent closings and match the current count of active listings.
Prices have pushed higher in response to this limited inventory. Typical home values are almost a quarter higher than a year ago, and the average sale-to-list ratio now sits well above 100%, with every recorded sale in the period closing above asking.
