At about $243,000 in February 2026, homes here are far more affordable than the New York state typical value of roughly $600,100, even though the county’s appreciation pace trails the state’s 7.49 percent.
In the latest month, conditions leaned strongly toward sellers, with a market gauge of 10 and only 1.2 months of supply. Homes spent a median of just 12 days on the market, even after a 20 percent increase over last year, and roughly 64.7 percent of sales closed above list price with an average sale-to-list ratio of about 1.09.
Recent listing and sales activity has cooled, with new listings down 39.89 percent and pending sales off 40.74 percent year over year, and inventory falling to 370 homes, 22.59 percent lower than a year ago. Looking ahead one month, projections show the typical home value edging down to about $239,500 and the median list price near $222,400, while inventory is expected to hover around 368 homes, keeping supply tight for both buyers and sellers.
